Off-Street Parking – An Issue?

Are all your cars parked in front of your house? – This is very unappealing to people thinking about buying your home. Many individuals do not use their garage to park their cars, so a garage is not necessary to parking your car off the road. If you don’t have the area available to extend your drive, then check with your local council who may provide you planning permissions to drop the curb of the pavement next to your house. An off-street parking space can add up to 10 percent to the property market price.

Swimming Pool/Tennis Court

Think about whether you need a pool indoors or outside, also look at the position of your house before making the final decision Consider the weather when making your choice, to attract buyers if your climate is cooler then look to build an indoor pool. An outdoor pool with a cover on it will, on the other hand, put off buyers since it would stay that way the majority of the year when it’s colder. A more favourable way forward would be a lovely heated indoor pool, maybe with French doors leading out to a decking area; bring the outdoors inside. A potential buyer wants to have fun, so an attractive, warm pool is going to look inviting. Installing a pool, when completed correctly, is going to be something that will add a nice sum of money to the value of your house, about 10 percent.

A tennis court is one more indulgence you can add to your property, but only in certain neighbourhoods it should fit in with the other houses. As with the swimming pool, a tennis court can add up to an additional 10 percent to the value of your property.

These type of bulds are thoughts on what you can entice a potential buyer with. Don’t forget adding these are going to raise the value of your property, so may price many people out of the market. However, if all goes well, you will sell your house for a price that may surprise you.

Building A Waterside Display

My experience with dealing Vancouver lofts confirmed me one theory. If you are looking at a waterside feature then remember that these normally hold their value. A survey gives the impression that it could add a third to the price of a house. Be realistic though, you are not going to be able to add a lake to your yard, or a stream running through it, if it is not already there; but a pond could be the solution. A pond is simply a small body of water in which light can move all the way to the bottom, in other words, ponds are not very deep. Depending on the size of your garden, you can build a pond which may even have fish and other fixtures in order to make it look aesthetically attractive.

Do your research before you even start building a pond; the water source, the depth you require and will the water be flowing freely so mosquitoes are avoided are just some items to find out about. It’s not a straightforward task (best planned with the help of a skilled tradesperson), but pays off hugely when done properly.
